We are often asked, ‘When is the best time to buy or sell real estate?’ but there is no simple answer. Statistically speaking, based on my team's year-over-year production in 2023 and 2024, multi-year trends show an increase in activity during November compared to June. With the upcoming inventory expected by the end of this year, we anticipate 2025 to align with previous years. Buyers who have been in the market for a while are frustrated with the steady sales prices across Long Island, as there has been no sign of decline. Many personal factors are considered beyond interest rates and monthly costs. The ability to close and celebrate the holiday season in their new home, along with the tax benefits, are important to many buyers. But I always say, there's no time like the present!

Carl Chin, age 41, and a resident of Bay Shore, was arrested by the Suffolk County Sheriff's Office on September 13 after he attempted to flee a traffic stop and was found in possession of nearly three ounces of fentanyl. Chin was driving westbound on Sunrise Highway, east of exit 51 in Patchogue, at approximately 11:22 p.m., when a Deputy Sheriff attempted to pull him over for failing to stay within the marked lane.

Everybody loves a feel-good success story about a local business. Along the Great South Bay of Long Island, that reigns even more true. Toasted Oysters, a local oyster farm operating from Islip, has been selected to showcase their authentic Blue Point oysters, which are grown right here on the South Shore of Long Island, at the 2025 Ryder Cup. The star-studded, highly anticipated golf match will be held at the Bethpage Black Golf Course in Farmingdale from September 23 to 28.

The first Fire Island lighthouse was built in 1826. Only 74-feet tall, the octagonal, cream-colored structure would only stand about 30 years, most likely deemed not tall enough for the job it had to do on the barrier beach. Such replacements were not uncommon on Long Island. Old Field Point also had a forerunner to the structure that overlooks the North Shore today. The first Fire Island Lighthouse is still with us. Its footprint still exists on the property grounds and is skillfully showcased in the north-facing window of the Lens Building. Additionally, its stones were repurposed to construct the deck, which today's Fire Island Lighthouse has proudly stood for over 165 years, so that first lighthouse is still very much with us.

For Mary Gauthier, songwriting goes way beyond conveying her thoughts and emotions. It was also a lifeline when she embraced sobriety back in 1990. Songwriting’s appeal was important enough for Gauthier to swap being an acclaimed chef at a wildly successful Cajun restaurant in Boston’s Back Bay neighborhood to head to Nashville in her mid-thirties to pursue a dream of becoming a professional musician. Fast forward to the present day, and the 63-year-old singer-songwriter is touring with partner Jaimee Harris and not only celebrating the 25-year-plus anniversary of Gauthier’s 1999 sophomore bow, Drag Queens in Limousines, but also giving love to her most recent studio effort, 2022’s Dark Enough to See the Stars. Her love of compositional craft will be on full display when she and Harris roll into Bayport on September 26.

Just because school is back in session and the calendar reads September doesn’t mean that the fun stops on Fire Island. This stretch of time—after the bustle of summer crowds but before you need a coat to leave the house—is often called the “shoulder season,” or, as locals lovingly say, “Local’s Summer.” It’s a period when you can roam the streets without dozens of visitors, boat across the Great South Bay without weaving through a million others, and enjoy the island at a calmer, more authentic pace. There are still plenty of exciting events and local spots worth checking out during this unique time, which could be even more enjoyable than before!
