On August 15, New York State Governor Kathy Hochul and her husband William J. Hochul Jr.  were hosted by Fire Island Pines Property Owners’ Association (FIPPOA) President Henry Robin and his husband, Bob McGarity, at a gathering at their Fire Island home to thank her and her Administration for the incredible work they have done in convincing the Army Corps to restore our beaches. Over the winter, $3 million was granted to place trap bags in the most damaged areas of the Pines and elsewhere on Eastern Fire Island. She compelled her administration to include up to $1.7 billion in future state funding to cover routine renourishment for future erosion as part of the Fire Island to Montauk Point (FIMP) Reformulation Plan, if and when necessary.

With fewer people around the island during the off-season, we can take our time showing homes during the cooler months. Buyers who come to see homes when the sun isn’t at its peak aren’t just browsing; they’re serious. Off-season showings offer a different lens on island life: streets are quieter, the beaches are less crowded, and the beauty of Fire Island’s year-round charm begins to shine through. Agents are now emphasizing features like winterization, off-season rental potential, and cozy interiors built for comfort beyond summer. While the drop in foot traffic means fewer spontaneous leads, agents turn to digital marketing and virtual tours to keep interest alive. Fall buyers are thinking about next summer or even a permanent escape from the mainland. For sellers, it’s a unique opportunity with fewer competing listings, more serious buyers, and a chance to showcase the island’s off-season appeal.

How do property showings and open houses change once the Fire Island summer crowds thin out?

In 1903, State Supreme Court Justice William Jay Gaynor of Park Slope had a summer home built on what would later be known as Wilmot Road in Ocean Beach. It was the first home on the block and one of the first in the area, predating the establishment of both Stay-a-While Estates — which developed around it by 1912 — and Ocean Beach, which was settled in 1908. The three walks in the Stay-a-While community were absorbed into Ocean Beach when it was incorporated in 1921.

Over the last eight months, as part of President Donald Trump's efforts to slash the federal bureaucracy, the Department of Government Efficiency (DOGE) has targeted the National Park Service (NPS) with unprecedented funding disruptions and staffing reductions. These abrupt cuts have sown chaos across the National Park System, and Fire Island National Seashore (FINS) has not emerged unscathed. FINS staff are stretched thin and existentially stressed; the Fire Island Lighthouse renovation has been delayed by years, and the seashore has been pushed into unprecedented territory.

  • The Lunar New Year (also called Chinese New Year) is upon us and generally falls between January 21 and February 20. This year, it falls on February 17. It is celebrated throughout China, Taiwan, North and South Korea, Singapore, Japan, the Philippines, Indonesia, Thailand, and Vietnam. The holiday honors ancestors and deities, encourages letting go of negative energy, and emphasizes connecting with family and friends. It is a prominent celebration in vibrant Chinatowns and Asian communities across the country, featuring parades and other festive activities. This year marks the Year of the Horse, symbolizing hard work, bravery, and resilience—values universal to all. Food plays a significant role in Lunar New Year celebrations, with various culinary traditions across regions each assigning specific meanings to different dishes. Long Island offers many restaurants to enjoy these celebrations and discover new favorites. Culinary Delights for the Lunar New Year 2026: Year of the Horse
